Alex Hormozi once said,

“The world doesn’t care about your effort.

It cares about your output.”

Implement his 4 C’s of leverage to build your wealth in real estate:

I'm doing in my 30s what I wish I did in my 20s:

• House hack
• Post on social media
• Earn passionate income

I'd be so much further along if I started sooner.

My compounding returns haven't even kicked in yet.

I just got an Airbnb & Rover deposit on the same day

In 2020, I had no other $ coming in. I would've been completely F'd if I lost my job.

Some days hosting & dog-sitting can suck, but it sucked a lot more in 2020 havin sleepless nights.

The 1st moment my house hack felt real:

Asking my lady when she’d be done with the bathroom so I could use it. Then realizing we have 2 more bathrooms in the house.

After living in a 1-bedroom apartment, this feels like such a luxury

This post went viral. It got me:

• 0 newsletter subs
• $0

Last month, I had a post that got 6 likes. It got me:

• $5,000
• A new client
• Referral business

Write for your customers - not to go viral.

I used to want to get everyone on my email list: friends, family, anyone remotely interested in real estate.

Now I only want buyers.

Most people think real estate investing is all about
• Cash flow
• Passive income
• Fast appreciation

But it’s actually a long-term play
• Tax savings
• Skills development
• Long-term wealth appreciation

It’s not a get-rich-quick game.

3 harsh truths about real estate investing I wish I knew before I started:

1. Real estate investing is not passive
2. Scaling isn’t always better
3. It’s harder than it looks

If you go into it with these expectations, you'll be more prepared when you get punched in the face.

The biggest mistake real estate people make about content:

- 'I want to build an audience then monetize later'

What if you build an audience for X but then want to monetize Y?

(You won't sell shit)

Few think about this.

I've been writing on X for 2 years - Here's what I'd do differently to get my results 10x faster:

1. Stop writing to go viral
2. Write about what I'm currently doing
3. Find a core group of people to engage with
4. Don't engage with people just because they have a following

It's wild what committing 30 minutes a day to write on X will lead to.

It will feel like a waste of time.
It will be awkward.
It will be hard.

But it will be worth it.

I've tried 467 morning routines

None of them have been better than this:

• Wake up to my older dog by my side
• Take the younger one to the park to play fetch

This is all I need.

I've talked to many real estate investors who want to grow their audience first, and then monetize later.

They should do the opposite.

We made $1,200 dog-siting in April 2023

We made $5,062 dog-sitting in April 2024

April 2025? We're shooting for $10,000 now that we are in a house.

Our dog-sitting business made $5,062 in revenue in April

• $1,201.87 went to save for taxes
• $1,119 went to OpEx

In May, a lot more $ will be going to OpEx to pay for the mortgage.
